Happy Holidays to you and your family! I hope that you have had a happy and healthy 2025.
Marin County real estate was not without challenges in Q2 and Q3 of 2025. In early April, we had a substantial stock decline, while the Fed continued to hold interest rates higher than preferred for residential real estate investors and buyers. The good news? Deals still got done, albeit with protracted negotiations, reduced multiple offers, and far more caution on the part of buyers. For the first time in more than 10 years, I watched buyers pass on a home they might not find again if they did not feel it was priced in accordance with their expectations for that pricing tier. Sellers’ expected reaction: “But there is nothing else out there to buy… why is my house not getting immediate offers?” The reality is that the market dynamics that drove COVID-19 buying have now formally receded into the distant background. San Francisco, where we saw so many buyers coming from between 2020–2023, is now seeing a significant bounce, with a very effective mayor instilling renewed confidence in San Francisco. That has directly affected Marin County, as we see a return to the majority of purchases in Marin by existing Marin County residents.
For the third year in a row, I have been involved in Marin County’s highest MLS-recorded sale. The ability to consistently negotiate the highest sale in Marin every year is a direct reflection of my knowledge of instilling confidence in buyers in relation to making large investments in Marin, and also being able to effectively “coach” sellers on market realities, so that those expectations are in alignment with market realities.
