Marin County June Market Update

During the past 30 days, Marin County saw a flurry of very high sales in the flats of both Ross and Kentfield.  Ross and Kentfield just saw the succession of four ratified contracts for over $11m homes in a period of 30 days! In communities with already tight supply, this bodes well for residential investing and confidence in investing in the high end, particularly for homes that are renovated on level lots in the flats that have high walkability. As of today, there are still 22 homes over $11m in Marin that have not sold in 2024, a higher than typical inventory load for homes that do not fall into the above category. In fact, inventory in most communities under $11m is increasing with a succession of price reductions occurring for sellers who are realistic and motivated to sell. However, every time I see a market that is shifting or has shifted, I see endless opportunities to get into the market for new homeowners, needed malleability in home prices, and for the first time in many years, motivation on the part of sellers. Marin County remains an excellent market for investing with the continued benefit of buyers from SF looking for better public school districts.
